4 Things you must do to get your home sold before your competition

THE FIRST STEP IS TO PACK, PACK, PACK

You need to pack up two-thirds of your things. YES, YOU CAN DO IT! Start your packing with the pictures and all the personal things, you have aquired and collected over the years – get them off the walls, furniture, counters and shelves. You must depersonalize the house – buyers want this to be their home not yours.

The next phase of your packing is to go from room to room & declutter. Get out all the extra, clunky, and filler furniture in every room, and pack everything you don’t use or need that is cluttering up your closets, cabinets, and shelves and countertops.

Now that you have packed everything possible, THE SECOND THING TO DO IS TO ​MAKE EASY AND INEXPENSIVE UPDATES AND REPAIRS TO YOUR HOME.

Replace items that look dated.  Make your home look more modern by buying some new furniture pieces, light fixtures and plumbing fixtures. Repaint some areas. If you have some rooms that have bright colored walls do them over in neutral colors. Check the whole house for other areas that may need a freshening up with a new coat of paint. Check your flooring. Your carpet, tile, wood or vinyl must be in good condition. Replace or repair – as needed – all worn or stained areas. Remember these small things make a big difference because the last thing a prospective buyer wants is to buy a home that looks like it is going to need work. Make your home look as perfect as possible.

THE THIRD THING YOU MUST DO COULD BE THE MOST IMPORTANT THAT IS TO                   STAGE YOUR HOME

Light and bright is essential. Let in as much natural light as possible — plus light up your rooms with brighter bulbs. You must arrange furnishings in your living areas and bedrooms. Get rid of whatever you need to so that these rooms look spacious and have lots of open space so that people can flow easily.  Remember no clutter

Your staging must include the outdoors both front and back. Put down fresh mulch, clean up the lawn areas and flower beds and add more plants and flowers as needed. Set up chairs and tables on your deck, patios, as well as in the front courtyard, and porch to look inviting. OUTDOOR LIVING SPACE IS IMPORTANT TO BUYERS.

Remember landscaping outdoor spaces are the first and last things buyers see. You only get one chance to make a first impression. 

WHAT ABOUT THE DOG AND CAT?
You MUST remove any pet odor, stains or damage. Buyers are immediately turned off by pet odors and they will reject your home. When you leave the house for showings take the pets with you, and make sure all signs that there is a pet living in the house are hidden (toys, beds, cages etc.).  It is important for buyers who are allergic and who are annoyed by the noise and presence of your pet under foot.

THE FOURTH STEP YOU MUST TAKE IS TO CLEAN UNTIL YOUR HOME SHINES

It may be well worth the expense to start with a professional cleaning service to do a deep cleaning. To sell your home quickly, make sure everything sparkles. Every room and surface should look like a builder’s model home, and it needs to stay in that condition until it sells.
